Most failed mezzanine projects don't fail because of the steel. They fail because somebody surveyed the clear height with a tape measure pointed at the ceiling, not at the sprinkler heads. Or because the submission was started after fabrication, not before. Or because the load rating got rounded up to "industrial-grade" without a sit-down about what is actually getting stored on it.

We are a mezzanine specialist rather than a general steel fabricator. We start with the regulatory envelope (BCA permissible area, SCDF egress, sprinkler requirements, gas detection where relevant), then size the mezzanine inside that envelope. We also know when a mezzanine is not the right answer — sometimes the right answer is VNA conversion, sometimes it's a Drive-In rack swap-out, sometimes it's a slab reinforcement before anything goes up. We tell you that before quoting.

Storage Mezzanines

The most common use case. Mezzanine above pick face for bulk reserve, or as a second working level for case picking. Typical load rating 500 kg/m² for pallet storage above, 350 kg/m² for cartons. Steel decking with optional concrete topping for sound dampening.

Production / Assembly Mezzanines

Light manufacturing, assembly, packing operations on a raised level. Load rating typically 250–350 kg/m². Anti-vibration deck for sensitive operations. Compatible with conveyor handoffs to ground level via chute or lift.

Rack-Supported Mezzanines

Mezzanine that uses pallet racking uprights as its supporting columns. Saves floor space below and integrates storage with workspace. Load engineering is more complex because the racks carry both pallet load and mezzanine load simultaneously — we design both as one system.

Office space above the warehouse floor. Lower load rating (200 kg/m²) but stricter on partitioning, acoustic decking, and HVAC integration. Often paired with an internal staircase, glazing balustrade, and partition walls for meeting rooms.

Engineered for forklift drive-on access — pallet trucks, walk-behind stackers, or full counterbalance forklifts on smaller mezzanines. Heavier deck, denser joists, reinforced columns, stricter slab fixings. We engineer to the actual forklift class.

From Survey to Handover

A standard mezzanine project moves through six stages. BCA-endorsed projects add 4–8 weeks for submission turnaround.

Site Survey

Clear height under obstructions (sprinkler heads, beams, lights), slab capacity, column placement constraints, fit-out integration, regulatory envelope.

Design & PE Stamp

Column grid layout, beam sizing, deck specification, stair geometry, load case design, PE-stamped structural calculation.

BCA / SCDF Submission

Where required: BCA endorsement, SCDF fire-safety plan, sprinkler tap-off coordination, egress calculation. 4–8 weeks turnaround.

Fabrication

Columns, beams, joists, stairs and handrails fabricated in our Singapore workshop. Powder-coat finish. Decking material procured in parallel.

Installation

Site delivery, slab marking, column installation with thickness-checked base plates, beam erection, joist install, decking, stair, handrail, gate.

Sign-off

Load test, snag list, PE walk-through, BCA / SCDF final endorsement, Certificate of Occupancy coordination, client handover with as-built drawings.

The Regulatory Side

BCA, SCDF, and What Actually Triggers Submission.

When BCA submission is required: mezzanines above approximately 300 m² gross floor area, mezzanines carrying assembly use, mezzanines used for any public-facing function, and any mezzanine that changes the building's GFA balance. Industrial storage mezzanines below 300 m² in a single-occupant industrial unit often don't require submission — but we always check the specific URA plot record first.

When SCDF submission is required: any mezzanine that affects the fire compartmentation strategy of the unit, mezzanines requiring sprinkler tap-offs, mezzanines that change egress paths, and mezzanines above 300 m² gross. SCDF fire-safety plan is typically reviewed in parallel with BCA submission.

Sprinkler coordination: if your unit is sprinklered and the mezzanine creates an obstructed sprinkler zone above the deck, additional sprinkler heads must be installed below the deck. This adds cost and timeline. We coordinate with your sprinkler contractor or include this scope in our quotation.

Smoke detection: SCDF generally requires smoke detection on the mezzanine level if the deck is above ~3 m. We specify and install where part of our scope.

Egress staircase calculation: mezzanine egress is sized to the occupant load. A 400 m² mezzanine for 20 occupants may need only one stair; the same area for 80 occupants requires two stairs at opposite ends. We calculate and place to SCDF code.

Mezzanine — Common Questions

Before You Commit.

What clear height do I need for a mezzanine?
Minimum 4.5 m clear height between slab and ceiling structure for a useful mezzanine. The deck adds ~300 mm, leaving 2.1 m headroom above and 2.1 m below. Lower clear heights (3.5–4.5 m) can host storage-only mezzanines with restricted headroom above. Below 3.5 m, a mezzanine usually doesn't make economic sense.
How do I know if my slab can take the mezzanine load?
We assess the slab during the survey using the building's original structural drawings (typically obtainable from the landlord or BCA records), supplemented by core sampling or rebound hammer testing where necessary. Most modern industrial slabs (post-1995) handle typical mezzanine point loads. Older slabs sometimes need base plate enlargement or thickening to spread the load.
Can a mezzanine be relocated or extended later?
Bolted-construction mezzanines (which is what we install) can be partially disassembled and extended. We design with future extension in mind when the client asks for it — typically reserving one column line as the future expansion edge. Welded mezzanines are much harder to extend.
Do you handle the lift / stair compliance for mezzanines used as office space?
For office mezzanines we coordinate the stair to BCA / SCDF code (riser height, going depth, handrails, kickplate). If a lift is required (some occupant loads or accessibility requirements), we coordinate with a separate lift contractor; we include the structural openings and pit in our scope.
Can I have racks UNDER the mezzanine?
Yes, and it's a common configuration — pallet racking on the ground floor with the mezzanine deck overhead as a separate storage level. Column spacing of the mezzanine must align with the rack layout, which is why both should be designed together. We routinely do this as an integrated package.
What finishes are available for the deck?
Common options: 22 mm particleboard with anti-slip coating (cheapest, suitable for non-sprinklered storage), chequer-plate steel (heavier traffic, sprinkler-friendly), composite deck with concrete topping (heaviest loads, best acoustic), or open-grate steel (sprinklered floors below). We recommend based on use case and budget.
