This is the most common reason racking and mezzanine projects in Singapore go sideways. Multiple separate vendors with separate quotations, separate scopes, and separate excuses when the rack-mezzanine interface doesn't line up. The client ends up being the integrator — without the engineering background.

We work the opposite way. One quotation covers site survey, layout design, fabrication, installation, BCA / SCDF submission, and final commissioning. One team is accountable from first phone call to final sign-off. We don't sub-let, we don't pass scope between sub-contractors, and we don't tell you "that's not in our scope" half-way through.

Physical measurement of floor footprint, ceiling clear height, slab joints, sprinkler heads, beam soffits, lighting and HVAC obstructions. Forklift fleet audit (counterbalance vs reach vs VNA), SKU and pallet mix review, weight profiling. The honest constraints emerge here.

CAD layout with bay-by-bay pallet positions, beam load tables, aisle widths and forklift traffic patterns. 3D rendering for client review of clearances and traffic flow. We show the trade-offs (density vs selectivity, capex vs ROI) before steel is cut.

SS EN 15635 Rack Inspection

Annual or post-incident inspection of existing racking under SS EN 15635 principles. Plumbness, impact damage, safety pins, beam deflection, base-plate fixings. Written report with green/amber/red triage and remediation cost estimates.

Site delivery, floor-fix per load calculation, level shimming, beam installation, safety-pin engagement, anti-collision posts where forklift paths demand. Sign-off load test before handover. No sub-let, no day-labour shortcuts.

Disassembly of existing racking at end-of-lease, careful packing, transport, and reinstallation at the new warehouse. Salvage assessment with green/amber/red categorisation of recovered components. Quotation separately for new components needed to make recovered system safe.

Steel shelters, canopies, ancillary structures for industrial yards, loading bays and outdoor storage. Same fabrication standards as the indoor racking. Galvanised finish for outdoor service life.

How a Typical Project Runs

Survey to Handover, Four Steps.

Standard installations run 4–6 weeks. Mezzanine with BCA submission adds 4–8 weeks. Add more for site-specific complications like sprinkler reconfig or slab reinforcement.

Site Survey

We come and measure. SKU audit, slab check, forklift radius logging, regulatory envelope. Free of charge for serious enquiries.

Design + Quote

2D / 3D layout. Bay-by-bay loading. Load case calculation. Written quotation with itemised pricing. Submission scope included if needed.

Fabricate

In our Singapore workshop. Cold-roll forming, beam end-plates, upright frames, accessories. Powder-coat finish. PSB-tested.

Install + Sign-off

Floor-fix, beam erection, accessory install, safety-pin check, load test. Final BCA / SCDF endorsement closed out before handover.

How We Bill

Progressive Milestone Billing. No Surprise Final Invoice.

Our billing structure mirrors the Wong Lye family standard: typically 5–10% deposit on signing, balance tied to verifiable job completion milestones. You can stop work at any point and pay only for what's done. We use the same model on landed building works (sister company wonglye.com) and renovation (contractors.com.sg).

Typical milestone schedule for a 4–6 week racking install:

  • 10% on signed quotation (covers detailed design + material procurement)
  • 30% on workshop fabrication start
  • 40% on site delivery and installation start
  • 15% on installation complete and load-tested
  • 5% on final sign-off (snag list cleared, paperwork closed)

For mezzanine projects with BCA submission, the schedule shifts slightly: a portion of the 30% fabrication milestone moves to a "submission accepted" trigger so you don't pay for fabrication of a non-approvable design.

Services — Common Questions

Before the Site Survey.

Do you charge for the site survey?
No, the initial site survey is free for serious enquiries. We will spend up to 60 minutes on site measuring, auditing, and discussing. If the project goes ahead we deduct nothing. If you decide to use another contractor, there is no charge for our time — but please don't bring us out for window-shopping unless you genuinely intend to install.
Can you handle decommissioning at the OLD site and installation at the NEW site?
Yes — this is one of our most common scope types for tenants relocating warehouses. We decommission, salvage-rate the recovered components, transport, and reinstall. New beams or uprights are quoted separately based on what doesn't survive transit. The end-to-end timeline is typically 3–6 weeks depending on rack volume.
Do you work with our existing fit-out contractor / interior designer?
Yes, often. For office mezzanines or rack-supported platforms with significant fit-out, we coordinate with the ID / fit-out contractor on column placement, deck finishes, and ceiling clearances. We will hold our structural design constant; the ID adapts the fit-out to it. We do not sub-let any structural scope to fit-out contractors.
What about warranty?
Standard 5-year structural warranty on the racking and mezzanine frame against manufacturing defect. 1-year warranty on installation workmanship (e.g. floor-fix integrity, beam levelling). Forklift impact damage is not covered (that's what SS EN 15635 inspection and remediation is for). Mill certificates are available on request for the steel itself.
Do you take small jobs?
Yes. Our smallest installs are 20–50 pallet positions and our smallest mezzanine is around 80 m². Below that, Boltless shelving may be the better answer. We are not interested in jobs where the scope doesn't justify a site survey — typically that means < S$5,000 budget. For those, we recommend a local shelving supplier; we will tell you a few names.
What's the largest job you'll take?
Our largest single-site install to date is around 10,000 pallet positions across multiple V-series tiers with integrated rack-supported mezzanine. Larger campuses with phased rollouts across multiple buildings are routine — we phase by building or by section to minimise operational disruption.
